Hi: I read on your site that you can help write a business plan for my business. I want to make one to show my landlord. Can you explain how this can be done and what I need to do?

Hi @phobomb

If you need a business plan for your landlord, then my guess is you need to have it done within a short time, possibly expedite it. For this reason I'd suggest booking an appointment to efficiently discuss how best to do this, via this link: /pho-restaurant-business-plan/

Unless the space has been sitting empty for a long time, anyone can walk in, be more prepared than you are and present to the landlord a good business plan, financial projection, and readiness to proceed, and they'll be able to get the space before you.

Thanks for the answer Cuong. You're correct. The landlord wants to see a business plan (among other information) and according to him there are interest from other people for the same space. I just booked an appointment to discuss more detail with you. I hate to lose the space as I think it is perfect for me.

I don't mean to hijack this post, but I have similar questions. Please feel free to move my post to another if you think it's more fitting.

I also need a business plan quickly for a space I'm interested in. This will be my first time open a pho restaurant so I'd like your opinion on the best way to structure my business plan. I can write it myself, I'm organized and very focused. So with additonal guidance and coaching I know I can do this myself. Please help.

Sorry for the delayed reply. It's been the holidays plus I was helping 2 different restaurants open. Pretty hectic.

This should provide the right structure for your BP, then you can start working on each section one at a time to fill in the info you want. Hi Cuong, I need to update my existing (rather old) business plan. I'm kind of weak in the financial projection department. What are your suggestions for top 3 or 4 areas to learn from quickly. I realize there are lots to learn there but want to tackle the high payback areas first. Thanks.

Not sure what you meant by "weak" with financial projection but I'll assume you know how to read financial statements. Particularly, as an owner you need to know how to read your P&L and your balance sheet. If not then these are the places to start. Get comfortable with each line item, what it means, where the number comes from, and what all contribute to its value in your statements. Once you can do this, you can move up to the next level.

In no particular order, you want to understand how your operation and staff are doing in terms of prep procedure, food costs, labor costs, wastage and spoilage, and staff performance. Specifically, each and every one of these areas requires clear processes and policies to govern it. If you don't already have these processes and policies in place, then it's time to get them in place. Hope this helps start you on the right path.
